<br />Ramsey Parkway, Peridot St. 146th Ave., and Rhinestone St. The private streets are all shown to <br />be 24 feet wide and meet City requirements. The development is providing 10 parking spaces <br />along the private streets. <br /> <br />The development is showing several small nodes of open spaces, mostly between buildings. The <br />larger open space area will function as a rain garden to assist in stormwater quality. Minor <br />changes need to be made to the drainage, grading, and utility plans as noted in the Staff Review <br />Letter. <br /> <br />As part of the Town Center AUAR, a detailed traffic analysis was completed that anticipated the <br />type and size of development shown on the plat. The proposed development is consistent with <br />the traffic modeling system used as part of the AUAR analysis. All of the proposed units meet <br />setback and driveway length requirements. <br /> <br />The new building elevations are somewhat different than the previously approved rowhouse <br />units; both versions are included in the l1X17 plan packet. Staff previously recommended that <br />some minor changes be made to the middle units within the building; adding an additional band <br />or some other detail or some slight changes to the color placement would improve the overall <br />look of the building, in Staff s opinion. Staff has met with the applicant and they are in the <br />process of preparing a revised elevation. <br /> <br />The Planning Commission reviewed the project at their July 11, 2007 meeting. They affirmed <br />Staff s recommendation regarding the architecture and recommended that the City Council <br />approve the proj ect. <br /> <br />Recommendation: <br /> <br />The Planning Commission and Staff recommend that the revised preliminary plat and <br />preliminary site plan of Ramsey Town Center 6th Addition be approved subject to compliance <br />with the City Staff Review Letter dated July 3,2007, revised July 19,2007. <br /> <br />Council Action: <br /> <br />Motion to approve the revised preliminary plat and preliminary site plan of Ramsey Town Center <br />6th Addition subject to compliance with the City Staff Review Letter dated July 3,2007, revised <br />July 19,2007. <br /> <br />-or- <br /> <br />Motion to deny the preliminary plat and preliminary site plan of Ramsey Town Center 6th <br />Addition. <br /> <br />Review Checklist: <br />Assistant Community Development Director <br />Civil Engineer II <br /> <br />CC: 7/24/07 <br /> <br />-174- <br />
