<br />CASE# ~ <br /> <br />PUBLIC HEARING <br />REQUEST FOR ZONING AMENDMENT FROM <br />E-1 EMPLOYMENT TO B-1 BUSINESS; <br />CASE OF TSM DEVELOPMENT, INC <br />By: Amy Geisler, AICP, Associate Planner <br /> <br />Background: <br /> <br />II). 2005, the City approved a Comprehensive Plan Amendment for two residential parcels <br />on the comer of Ramsey Blvd and Bunker Lake Blvd. The change was from Places to <br />Work to Places to Shop. TSM Development is now requesting a Zoning Amendment to <br />officially rezone the property from E-1 Employment to B-1 Business. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Site plan <br />c) Proposed Findings of Fact <br />d) Proposed Resolution <br />* Meeting minutes are included with the site plan case * <br /> <br />Notification: <br /> <br />The City attempted to notify property owners Within 700 feet of the SubjectProperty, in <br />accordance with City Code. <br /> <br />Observations: <br /> <br />This zoning amendment is being processed along with the site plan and preliminary plat <br />for CNP Storage. State Statute requires cities to rezone property accordingly once a <br />Comprehensive Plan Amendment has been approved. Staff would note that only the 2 <br />residential parcels on the comer are being rezoned at this . time; for the commercial <br />portion of this project to move forward, an additional rezoning is needed for a portion of <br />Outlot A of Regency Pond. <br /> <br />Recommendation: <br /> <br />Staff recommends approval of the zoning amendment. <br /> <br />7 <br />
