<br />(The 'Subject Property') <br /> <br />4. That the total area of the property to be rezoned B-1 Business is approximately 1.5 acres. <br /> <br />5. That the proposed rezoning is located within the Metropolitan Urban Service Area (MUSA) <br />boundary. <br /> <br />6. That the Subject Property is currently zoned E-1 Employment. <br /> <br />7. That the surrounding adjacent properties are zoned E-1 Employment and R-1 Single Family <br />Residential. <br /> <br />8. That the site currently contains a single-family house and an accessory building. <br /> <br />9. That the development will include three coinmerciaVretail buildings. <br /> <br />10. That the proposed development wilVwill not exercise subst~tia1 detrimental influence on <br />the market value of surrounding properties. <br /> <br />11. That the proposed development will/will not be compatible with surrounding land uses. <br /> <br />12. That the proposed development wilVwill not impose undue burden on public services and <br />facilities, including fIre and police protection, schools, streets, water systems, sanitary <br />sewer systems and storm sewer systems. <br /> <br />13.
