<br />CASE # g <br /> <br />REQUEST FOR SKETCH PLAN REVIEW OF A MINOR SUBDIVISION OF SUNFISH <br />DEVELOPMENT: CASE OF SUNFISH DEVELOPMENT, LLC <br />By: Breanne DaInes, Associate Planner <br /> <br />Background: <br /> <br />Mike Wayman of Sunfish Development, LLC has submitted a minor subdivision to split the <br />existing lot located at 14100 Sunfish Lake Boulevard to create two lots to be used for <br />commercial/retaiVoffice purposes. A site plan for the southern lot, and a comprehensive plan <br />amendment and zoning amendment for both lots are being processed in conjunction with this <br />minor plat. <br /> <br />The following items are enclosed for your information: <br /> <br />1) Site location map <br />2) Sketch PlaIi <br />3) City Staff Review Letter dated July 27, 2007 <br /> <br />Notification: <br /> <br />. Sketch plans are not subject to a public hearing. However, owners of property within 700 feet of <br />the subj ect property were notified of the sketch plan, site plan, zoning amendment, and <br />comprehensive plan amendment request. A land use sign was also erected on the subject <br />property . <br /> <br />Observations: <br /> <br />The subject property is located on the northwest corner of Sunfish Lake Boulevard (County Road <br />57) and Bunker Lake Boulevard (County Road 116). The current use of the property is <br />Healthquest Athletic Club. The owner of the property wishes to create two lots from the existing <br />one lot. The southern lot is proposed to be redeveloped with a multi-tenant retail facility and the <br />northern lot is proposed to be vacant, with the possibility of developing an office building on the <br />property . <br /> <br />The property is currently zoned E-1 Employment. As proposed, the minor subdivision would not <br />meet minimum lot widths within the current zoning district. However, to achieve the desired <br />redevelopment, a zoning and comprehensive plan amendment is required. The applicant is <br />requesting a rezoning for both properties to B-1 Business. <br /> <br />Under the B-1 Business zoning district, the proposed lots meet all lot width, size, and frontage <br />requirements. Lot 1 would receive access from a shared access point on Sunfish Lake Boulevard <br />and Lot 2 would receive access from Bunker Lake Boulevard and the common access point on <br />Sunfish Lake Boulevard. The County has commented that the two accesses would be permitted, <br />but that they must be constructed as right-inlright-out configurations. <br /> <br />77 <br />
