<br />CASE # 9 <br /> <br />REQUEST FOR SITE PLAN REVIEW OF SUNFISH DEVELOPMENT: <br />CASE OF SUNFISH DEVELOPMENT, LLC <br />By: Breanne DaInes, Associate Planner <br /> <br />Background: <br /> <br />Mike Wayman of Sunfish Development, LLC has submitted a request for site plan review of an <br />11,520 square foot, multi-tenant retail facility located on the lot to be developed as Lot 2, Block <br />1, SUNFISH DEVELOPMENT. In addition to a minor plat, a comprehensive plan amendment <br />and zoning amendment are being processed in conjunction with the site plan request. <br /> <br />The following items are enclosed for your information: <br /> <br />. a) Site location map <br />b) Site plan <br />c) Landscaping and Lighting Plan <br />d) Grading Plan <br />e) Utility Plan <br />f) Building elevations <br /> <br />Notification: <br /> <br />Site Plans do not.require a public hearing. However, property owners within 700 feet of the <br />proposed development were notified of the proposal, comprehensive plan amendment, and <br />rezoning. A land use sign was also erected on the property. <br /> <br />Observations: <br /> <br />The proposed site plan indicates the development of an 11,520 square foot, multi-tenant retail <br />building to be developed on a 1.5 acre-lot (Lot 2, Block 1, SUNFISH DEVELOPMENT) on the <br />northwest comer of Sunfish Lake Boulevard and Bunker Lake Boulevard. Healthquest Athletic <br />Club current occupies the site. A minor subdivision, comprehensive plan amendment, and zoning <br />amendment are being processed in conjunction with the site plan application. <br /> <br />Access is proposed from both Bunker Lake Boulevard and Sunfish Lake Boulevard. The County <br />has approved both accesses, with the restriction that both be constructed as right-wright-out <br />configurations, which would restrict left turn movements exiting the site and would disallow left <br />turns into the site. Revised plans have been requested. <br /> <br />The proposed retail facility (Sunfish Centre) indicates the use of glass, aluminium, rock face <br />block, and EIFS. EIFS is expressly prohibited by Code, unless City Council approves its use. <br />Revised plans have been requested. <br /> <br />A grading and drainage plan has been submitted, and revisions have been requested by City Staff. <br /> <br />A landscaping plan has been submitted, and Staff has requested a revised landscaping plan that <br />includes the allocation of more landscaping to the parking areas and the planting of 12 additional <br />trees, specifically along Bunker Lake Boulevard.
