She stated that as a part .of subdivisian approval, the City Cauncil is requiring the <br />applicant ta constnict a cul-de-sac an l48th Avenue NW in the nartheastern carner .of the plat. <br /> <br />Assaciate Planner Geisler advised that the E-1 Emplayment District requires a 20-faat setback <br />far all pavement and maneuvering area fram public street right-af-way. She indicated that as <br />prapased, the pavement shawn an the site plan has a zera-faat setback fram the right-af-way.of <br />the cul-de-sac. <br /> <br />Assaciate Planner Geisler explained that because .of the unusual shape .of the subject property, it <br />is difficult ta lacate buildings an the site and acc.ommadate the full setback ta the cul-de-sac as <br />required in the E-1 District. She added that Staffwauld alsa nate that the cul-de-sac will be used <br />primarily for turnaraund purpases, and is nat expected ta carry large amaunts .of traffic. <br /> <br />Ass.ociate Planner Geisler stated the Baard .of Adjustment recently approved a similar request in <br />the B-1 Highway 10 Business District.
