<br />Recommendation: <br /> <br />It seems plausible that the outlot was simply surplus area left over after the rest of Alpaca Estates <br />3rd Addition was platted. Since that time, zoning rules have changed such that it is now a <br />conforming lot, in terms of size and width. Staff would recommend against splitting off a new lot <br />on the river; however, because the outlot is already in existence, with few clues as to its purpose, <br />Staff is recommending approval of the variance to allow it to be developed with a septic system. <br /> <br />If the variance is approved, Staff also recommends that the new house be no closer to the river than <br />the home directly to the east.
