2. Planning Commission regular meeting minutes dated November 4, 1997. <br /> <br />Motion carried. Voting Yes: Chairperson Deemer, Board Members Bawden, Terry, Holland, Jensen, <br />LaDue, and Thorud. Voting No: None. Absent: None. <br /> <br />PUBLIC HEARINGS <br /> <br />Chairperson Deemer adjourned the regular Board of Adjustment meeting at 7:04 p.m. in order to <br />conduct the following public heating: <br /> <br />Case #1: <br /> <br />Request for a Variance to Setback Requirements for Accessory Buildings Housing <br />Animals; Case of Elmer & Judy Kuemper <br /> <br />Chairperson Deemer called the regular Board of Adjustment meeting back to order at 7:10 p.m. <br /> <br />Case itl: <br /> <br />Request for a Variance to Setback Requirements for Accessory Buildings <br />Housing Animals; Case of Elmer & Judy Kuemper <br /> <br />Board Member Thorud inquired if turning the building by 90-degrees would alleviate the need for the <br />variance. The City Engineer stated the variance would still be needed in order to house livestock <br />within 75 feet of the applicant's own common property line. He advised the Kuemper's are <br />proposing to construct the accessory building 46 feet from their residence. He stated it would be <br />possible, however, to combine the two lots owned by the Kuemper's into one lot, and then a variance <br />to the 75 foot setback from property lines would not be needed. He indicated if the Kuemper's did <br />combine the lots now, and decide to subdivide at a future time, they would need to come before the <br />City again prior to a subdivision. <br /> <br />Board Member Jensen stated Mr. Kuemper had previously indicated there would be no more than <br />three horses in the accessory building. She inquired how many automobiles the Kuemper's planned <br />to store in the building. Mr. Kuemper advised eight automobiles would be stored in the building and <br />stated there would be a garage door and sliding doors on one side, with no driveway to the building. <br />He also indicated there may be an occasional foal on the property. <br /> <br />Chairperson Deemer stated replatting to urban standards is imminent for the Kuemper's in the future. <br />He indicated if the Kuemper's moved the proposed building to the southeast, making the front line <br />of the accessory building even with the back line of the house, it would meet the 50 feet from any <br />residence regulation. He said the new location would be 52 feet from the house. Mr. Kuemper <br />agreed that the accessory building could be located to the southeast of their home. <br /> <br />Motion by Board Member Thorud, seconded by Board Member Bawden, to insert #7A stating the <br />applicant is moving a building farther back so there will be more than 50 feet from the existing home <br />on the other lot. <br /> <br />Board of Adjustment/December 2, 1997 <br /> Page 2 of 3 <br /> <br /> <br />
