That Section 9.11.02 of the Ramsey City Code states that on parcels of land 10 to 20 acres, <br />the total square footage of the main garage and all accessory buildings shall not exceed <br />6,000 square feet. <br /> <br />7. That the Applicant maintains horses on the Subject Property and has constructed a 5,100 <br />riding arena on the property and there are currently two additional accessory buildings on <br />the property: aI, 1 04 square foot attached garage and a 1,200 square foot stable, for a total <br />of 7,404 square feet of accessory building space. <br /> <br />8. That also located on the site is a green house used for horticultural product sold off the <br />site. <br /> <br />9. That the applicant is seeking to construct a 9,840 square foot addition to the riding arena <br />to store trailers and other equipment, which will result in a total square footage of 17,244, <br />which is a 11,244 square foot overage. <br /> <br />10. That the Applicant is proposing to finish the exterior walls of the proposed addition to <br />match the riding arena (gray metal panels and a green roof). <br /> <br />11. That the proposed addition will meet all applicable setbacks. <br /> <br />12. That the Subject Property is not expected to be included in the Metropolitan Urban <br />Service Area boundary in the near future. <br /> <br />13. That the proposed use will not adversely impact traffic in the area. <br /> <br />14. That the proposed use will not be unduly dangerous or otherwise detrimental to persons <br />residing or working in the vicinity of the use or to the public welfare. <br /> <br />15. That the proposed use will not substantially adversely impair the use, enjoyment, or <br />market value of any surrounding property. <br /> <br />16. That the proposed use may be hazardous or disturbing to existing or future neighboring <br />uses. <br /> <br />17. That a building which exceeds the maximum square footage by 11,244 square feet <br />negatively impacts the nature of the residential district and is more appropriate within a <br />commercial zoning district. <br /> <br />18.
