Citizen Input

Ms. Carol Lublin, applicant, stated her secretarial service is only occupying half of the building,
and she really feels it is in her best interest to do something with that. The daycare will require
food preparation. The deli could provide the food for the daycare, as well as have ready made
food for people to pick up when they drop off and pick up their children. It would be nice to
have something small that people could bike and walk to with the trails.

Chairperson Nixt inquired about the hours of operation for the deli.

Ms. Lublin replied the daycare will be operated up until 6:00 p.m., and they would like to have
the deli until that time; not past 6:30. They asked for hours until 2:00 p.m. on Saturday and
Sunday. They would like the deli to start at 6:00 a.m. because people could bring their children
in to the daycare that early.

Commissioner Levine asked about the likely increase in traffic. City Engineer Jankowski replied
there will be some increases in traffic that would likely be fairly minimal. A traffic generation
study has not been done on this, but does not think this would generate a large amount of traffic,
and the traffic it would generate would be confined to County Road 5.

Chairperson Nixt inquired about the number of children anticipated at the daycare.

Ms. Lublin replied 91 is the normal daycare size; a certain number ofteachers are needed per the
number of students.

Chairperson Nixt asked if there will be a playground.

Ms. Lublin replied yes, the playground would be to the west side of the building that would face
County Road 5. She does not think it could really be observed from the houses.

Commissioner Trites Rolle asked if the playground would be fenced for the protection of the
children.

Ms. Lublin replied yes, they are thinking about a chain link fence with some bushes or evergreens
along the outside of the fence for screening. They want it to look somewhat like a northern
lodge. She thinks it will spruce up the building and make it nicer; the whole comer should look
more finished.

Chairperson Nixt asked if the egress out of the parking lot that is currently chained to the
northeast will be opened.

Ms. Lublin replied it depends; it would only be to accommodate the people that live back in that
area.

Planning Commission/ July 11, 2007
