, CITY OF RAMSEY <br />MASTER DEVELOPMENT AGREEMENT <br />FOR RAMSEY TOWN CENTER <br />By and Between <br />CITY OF RAMSEY <br />And <br />RAMSEY TOWN CENTER LLC <br />Dated September 17, 2003" <br />(the "Master Development Agreement ") <br />and <br />"FIRST AMENDMENT TO CITY OF RAMSEY <br />MASTER DEVELOPMENT AGREEMENT <br />FOR RAMSEY TOWN CENTER <br />By and Between <br />CITY OF RAMSEY <br />And <br />RAMSEY TOWN CENTER LLC <br />Dated February 28, 2005 <br />(the "First Amendment ") <br />The terms and conditions of the aforementioned agreements are incorporated herein `by <br />reference as if fully set forth at this point. DEVELOPER further acknowledges, by <br />execution of this Contract, receipt of a copy of the aforementioned agreements. <br />In the event of a conflict between the terms of this Contract and the terms of the <br />aforementioned agreements shall control. <br />3. Conditions of Approval The CITY hereby approves the Plat on condition that: <br />a. the DEVELOPER enters into this Agreement, and <br />b. the DEVELOPER provides the necessary security in accordance with the terms <br />of this Agreement. <br />4. Development Plans The DEVELOPER shall. Stage I Improvements Require The CITY shall construct the following <br />improvements: <br />a. Trunk and lateral sanitary sewer system <br />b. Trunk and lateral watermains and appurtenances <br />C.
