<br />Community Development Director Trudgeon indicated there is an easement that would be <br />platted as right-of-way. A variance would be needed to go in 1,300 feet. Under City Code the <br />developer could go 600 feet in without a variance so in theory three lots could be constructed. <br /> <br />Ms. Wald verified with Mr. Trudgeon that no matter what is done with the property there will be <br />a public street at the end and a variance will be needed. She stated Shade Tree is willing to work <br />with the City on anything; they just want to get something going. <br /> <br />Community Development Director Trudgeon indicated there has been a lot of neighborhood <br />involvement regarding this property. One concern with the past plan was traffic, and he does not <br />think a single access would be supported. <br /> <br />Councilmember Look asked whether staff might contact the property owner concerning the <br />completion of the road; <br /> <br />Community Development Director Trudgeon indicated staff could contact Mr. Longfield again <br />regarding the new discussions for this property. <br /> <br />Ms. Wald suggested it would be better for the developer to contact the landowner first. <br /> <br />Councilmember Dehen asked what the landowner's position has been in the past. <br /> <br />Community Development Director Trudgeon replied he was willing to look at it at first, but by <br />the end of the process he was not in favor of working with the developer to make the road <br />happen. <br /> <br />Councilmember Look asked if there is a house on that property. <br /> <br />Community Development Director Trudgeon replied there are two; a road would not affect the <br />structures. <br /> <br />The Council expressed a willingness to consider allowing the developer to phase In the <br />development in order to work on the access requirements. <br /> <br />Mayor Gamec indicated the entire development would still need to be platted if phasing is <br />allowed. <br /> <br />Councilmember Strommen stated she would like to know if the developer is able to make contact <br />regarding the access and how that is going.
