cAs # L

REQUEST FOR SITE PLAN APPROVAL OF PRECISION WOOD PRODUCTS;
CASE OF AMCON CORPORATION
By: Sylvia Frolik, Zoning Administrator

Background:

The City of Ramsey has received a request for site plan review and approval from Amcon
Corporation. The plan proposes to construct a 48,960 square foot office and manufacturing
facility for Precision Wood Products in the Business Park 95 4th Addition.

Observations:

Although the site plan shows three, the site is proposed to have two accesses onto McKinley
Street. (The westernmost access is being eliminated.) The then westerly access should align
with the easterly accesses of Command on the north side of McKinley. The site is zoned
Industrial which is appropriate for the intended use. The proposed structure meets City Code
requirements for lot coverage, building height and setbacks. The exterior finish on the walls will
be pre-cast raked concrete panels. The facility will be served by sanitary sewer and municipal
water.

In accordance with City Code, there will be a 20-foot wide landscaped area along McKinley
Street. Screening of the loading doors on the east and west walls from adjacent parcels will be
required.

City Code requires one off-street parking space for every employee on the maximum working
shift for industrial uses. The site plan does not indicate the number of employees projected for
the facility so staff cannot make a determination as to whether or not the 85 ultimate parking
spaces are sufficient. Although it is not clearly identified on the site plan, it is assumed that all
driveways, loading areas and off-street parking areas will be surfaced with bituminous and
finished with B612 concrete curb. The site plan should be modified accordingly.

At the date of this writing, the City had not received a grading and drainage plan. However, the
Staff review letter provides direction for the development of such a plan. Said plan will be
subject to approval of the City Engineer.

The site plan must also include a 100 percent screened waste storage plan if the waste storage is
to be conducted outside the building.

The proposed site plan meets all the requirements of the Business Park 95 covenants.
