cAs # L <br /> <br />REQUEST FOR SITE PLAN APPROVAL OF PRECISION WOOD PRODUCTS; <br />CASE OF AMCON CORPORATION <br /> By: Sylvia Frolik, Zoning Administrator <br /> <br />Background: <br /> <br />The City of Ramsey has received a request for site plan review and approval from Amcon <br />Corporation. The plan proposes to construct a 48,960 square foot office and manufacturing <br />facility for Precision Wood Products in the Business Park 95 4th Addition. <br /> <br />Observations: <br /> <br />Although the site plan shows three, the site is proposed to have two accesses onto McKinley <br />Street. (The westernmost access is being eliminated.) The then westerly access should align <br />with the easterly accesses of Command on the north side of McKinley. The site is zoned <br />Industrial which is appropriate for the intended use. The proposed structure meets City Code <br />requirements for lot coverage, building height and setbacks. The exterior finish on the walls will <br />be pre-cast raked concrete panels. The facility will be served by sanitary sewer and municipal <br />water. <br /> <br />In accordance with City Code, there will be a 20-foot wide landscaped area along McKinley <br />Street. Screening of the loading doors on the east and west walls from adjacent parcels will be <br />required. <br /> <br />City Code requires one off-street parking space for every employee on the maximum working <br />shift for industrial uses. The site plan does not indicate the number of employees projected for <br />the facility so staff cannot make a determination as to whether or not the 85 ultimate parking <br />spaces are sufficient. Although it is not clearly identified on the site plan, it is assumed that all <br />driveways, loading areas and off-street parking areas will be surfaced with bituminous and <br />finished with B612 concrete curb. The site plan should be modified accordingly. <br /> <br />At the date of this writing, the City had not received a grading and drainage plan. However, the <br />Staff review letter provides direction for the development of such a plan. Said plan will be <br />subject to approval of the City Engineer. <br /> <br />The site plan must also include a 100 percent screened waste storage plan if the waste storage is <br />to be conducted outside the building. <br /> <br />The proposed site plan meets all the requirements of the Business Park 95 covenants. <br /> <br /> <br />
