<br />CASE# ~ <br /> <br />REQUEST FOR ZONING AME1\T})MENT FROM <br />E-l EMPLOYMENT TO B-1 BUSINESS; <br />CASE OF TSM DEVELOPMENT, INC <br />By: Amy Geisler, AICP, Associate Planner <br /> <br />Background: <br /> <br />In 2005, the City and the Metropolitan Council approved a Comprehensive Plan <br />Amendment for two residential parcels on the corner of Ramsey Blvd and Bunker Lake <br />Blvd. The change was from Places to Work to Places to Shop. TSM Development is nOlv <br />requesting a Zoning Amendment to officially rezone the property from E-l Employment <br />to B-1 Business. <br /> <br />The follo,ving items are enclosed for your information: <br /> <br />a) Site location map <br />b) Site plan <br />c) Proposed Findings of Fact <br />d) Proposed Ordinance <br />* A1eeting minutes are included with the preliminaTJJ plat case * <br /> <br />Notification: <br /> <br />The City attempted to notify property owners I"rithin 700 feet of the Subject Property, in <br />accordance ,vith City Code. <br /> <br />Funding Source: <br /> <br />All staff costs associated with the review of land use applications are paid for by the <br />applicant. <br /> <br />Observations: <br /> <br />This zoning amendment is being processed along \\rith the preliminary plat for Regency <br />Pond 4th Addition. State Statute requires cities to rezone property accordingly once a <br />Comprehensive Plan Amendment has been approved. Staff would note that only the 2 <br />residential parcels on the corner are being rezoned at this time; TSM has submitted <br />Comprehensive Plan Amendment and Zoning Amendment request to also rezone the <br />southern portion of Outlot A. These requests ,vi11 be before the PlamIing Commission and <br />City Council in September. <br /> <br />-103- <br /> <br />
