' <br /> <br />- 30 - <br /> <br />withhold any ass~ssments.d~c a~d Fayable ~o the Association, or <br />take (or omit) other action in violation of the Governing <br /> <br />Documents, as a measure to enforce such Owner or Occupant's <br /> <br />position, or for any other reason. <br /> <br />Section 14.2 Sanctions and Remedies. <br /> <br />In addition to any <br /> <br />other remedies or sanctions, express 0:: implied, administrative <br /> <br />or legal, th~ Association shall have the right, but not the <br /> <br />obligation, to implement anyone or more of the following actions <br /> <br />against Owners and Occupants who viol&~e (or whose guests <br /> <br />violate) the provisions of the Governing Documents:. <br /> <br />a. I~pose interest charges at the highest rate allowed by <br />law for any delinquent assessment payments. <br /> <br />b. Impose administrative charges (in addition to interest), <br />in amounts up to 25% of each delinquent installm~nt for <br />each such delinquent assessmen~ payment. <br /> <br />c. In the eVent of default cf more than 30 days in the <br />payment of any assess~ent or installment thereof, all <br />remaiuing installments of assessments assessed against <br />the defaulting O~~er or Occupa~t may be a~celerated and <br />shall then be payable in full, forthwith at the call of <br />the Board of Directcrs. Prior written notice of such <br />acceleration shall be given to the defaulting Owner or <br />Oc cupant. <br /> <br />G. Impose reasonable monetary penalties for each violat~on <br />of the Governing Documents,. and the Rul'es' and ' <br />Regulations and for the continuing violat~on thereof, <br />other than delinquent assessment paymen~s. <br /> <br />e. Foreclose any lien a=ising under the provisions of the <br />Governing Documents or under law, in the manner provided <br />for the foreclosure 0f mcrtgages iu the state where the <br />Property is located~ <br /> <br />Any assessment, charge, penalties or interest imposed under <br /> <br />this Pxticle XIV shall be a lien against the Lot of the Owner or <br /> <br />Occupant against whom the same are ~mposed in the same manner as <br /> <br />a lien for Common Expenses, and shall also be a personal <br /> <br />
