<br />9. That the Subject Property is approximately 1.5 acres in size and 105 feet wide at the street. <br /> <br />10. That Section 9.20.11 of the Ramsey City Code states that all newly created lots, except the <br />remnant of a lot of record not less than five (5) acres in size and located within the 2020 <br />MUSA, shall be serviced by sanitary sewer and municipal water. <br /> <br />11. That the Applicant is proposing to construct a single family dwelling on the Subject Property, <br />to be served by a septic system. <br /> <br />12. That the variance requested is the minimum variance which would alleviate the hardship. <br /> <br />13. That the special conditions associated with the variance request do result from the actions of <br />the Applicant. <br /> <br />14. That if granted, the variance will permit a use that is prohibited in the R-l :MUSA District. <br /> <br />15. That the granting of the variance will grant the Applicant any special privileges that are <br />denied by this Chapter to other owners of land in the same district. <br /> <br />16. That if granted, the variance will impair an adequate supply of light and air to adjacent <br />property . <br /> <br />17. That if granted, the variance will not be materially detrimental to the purposes of this Chapter <br />or other property in the same zone. <br /> <br />18. That if granted, the variance will increase the danger of fire, or endanger the public safety. <br /> <br />19. That if granted, the variance will unreasonably diminish property values within the <br />neighborhood. <br /> <br />20. That if granted, the variance will unreasonably increase the congestion in public streets. <br /> <br />21.
