<br />CASE # , <br /> <br />PUBLIC HEARING <br />REQUEST FOR COMPREHENSIVE PLAN AMENDMENT; <br />CASE OF TSM DEVELOPMENT, INC. <br />By: Amy Geisler, AICP, Associate Planner <br /> <br />Background: <br /> <br />TSM Development has applied for subdivision and site plan approval to develop a new <br />commercial project on the comer of Ramsey Blvd and Bunker Lalce Blvd. The project requires a <br />Comprehensive Plan Amendment to change the land use on a portion of the site from Places to <br />Work to Places to Shop. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site Location map <br />b) Overall site plan <br />c) Proposed Resolution approving the request and authorizing submittal to Metropolitan <br />Council <br /> <br />Notification: <br /> <br />State law requires that the City notify property owners within 350 feet be notified of the request <br />and public hearing date. Staff attempted to notify property owners within 700 feet. <br /> <br />Observations: <br /> <br />The overall development site includes Outlot A of Regency Pond 4th Addition and 2 unplatted <br />parcels on the corner of Ramsey Blvd and Bunker Lake Blvd. The site plan contemplates 3 new <br />commercial buildings on the south and 3 self-storage buildings on the north. <br /> <br />The City approved a Comprehensive Plan Amendment for the 2 comer parcels in 2004, from <br />Places to Work to Places to Shop. On August 28, 2007 the City Council introduced a rezoning <br />for these 2 parcels from E-1 Employment to B-1 Business. The southern 500 feet of Outlot A <br />must also receive a Comprehensive Plan Amendment and rezoning for the project to move <br />forward as proposed. <br /> <br />1 <br /> <br />
