<br />CASE # 'i <br /> <br />REQUEST FOR FINAL PLAT OF A MINOR SUBDIVISION OF SIJNFISH LAKE <br />DEVELOP1\ffiNT: CASE OF SUNFISH LAKE DEVELOP1\1ENT, LLC <br />By: Breanne DaInes, Associate Planner <br /> <br />Background: <br /> <br />Mike "Wayman of Sunfish Lake Development, LLC has submitted a minor subdivision to split the <br />existing lot located at 14100 Sunfish Lake Boulevard to create n7,IO lots to be used for <br />commercial/retail/office purposes. A site plan for the southern lot, and a comprehensive plan <br />an1endment and zoning amendment for both lots are being processed in conjunction 'with this <br />minor plat. <br /> <br />The following items are enclosed for ~7our information: <br /> <br />1) Site location map <br />2) Final Plat sheet <br />3) Planning Commission minutes dated August 2, 2007 <br />4) City Staff Review Letter, dated September 7, 2007 <br />5) Final Plat Resolution <br />6) Draft Development Agreement <br /> <br />Observations: <br /> <br />The subject property is located on the northwest corner of Sunfish Lake Boulevard (County Road <br />57) ,ll1d Bunker Lake Boulevard (County Road 116). The current use of the property is <br />Healthquest Athletic Club. The ovmer of the property wishes to create nvo lots from the existing <br />one lot. The southern lot is proposed to be redeveloped with a multi-tenant retail facility and the <br />northern lot is proposed as an Outlot, whh the possibility of developing an office building on the <br />property at some point in the future. <br /> <br />The property is cun-ently zoned E-1 Employment, but a rezoning to B-1 has been requested. B-1 <br />standards are being used to review the application. As proposed, the minor subdivision would not <br />meet minimum lot widths within the current zoning district. <br /> <br />Under the B-1 Business zoning district, the proposed lots meet all lot width, size, and frontage <br />requirements. Outlot A would receive access from a shared access point on Sunfish Lake <br />Boulevard and Lot 1 would receive access from Bunker Lake Boulevard and the common access <br />point on Sunfish Lake Boulevard. The County has commented that the two accesses would be <br />permitted, but tl1at they must be constructed as right-in/right-out configurations. <br /> <br />All drainage, utility, trail and access easements have been shoWTI on the plat or written in an <br />easement agreement to be recorded with the plat. <br /> <br />-145- <br />
