Box 756 <br />Anoka, MN 55303 <br /> <br />Re: Final Plat and Site Plan Review - Sunfish Development <br /> <br />Dear Mr. Wayman: <br /> <br />We are in receipt of a Site Plan, Landscape Plan, and Building Elevations prepared by <br />Lampert Architects dated July 6, 2007, revised August 20, 2007 and Civil Engineering plans <br />prepared by RLK Incorporated dated July 6, 2007, revised August 23, 2007. We are also in <br />receipt of a fmal plat sheet for Sunfish Lake Development. We. offer the follo'wing <br />comments: <br /> <br />General: The minor subdivision is proposing the creation of one buildable and one outlot on <br />the parcel located at 14100 Sunfish Lake Boulevard, each 1.5 acres in size. The site plan is <br />proposing an 11,520-square-foot multi-tenant retail building on Lot 1. There is a zoning <br />amendment and a comprehensive plan amendment application being processed in <br />conjunction with the minor subdivision and site plan. <br /> <br />Final Plat Sheet: Your fmal plat sheet must be revised to reflect the proper signatory for the <br />proposed minor subdivision. <br /> <br />Zoning: The site is zoned E-l Employment District. Offices, warehouses, and manufacturing <br />facilities are permitted uses within this district. You are proposing to rezone the parcel to B-1 <br />Business. Under the B-1 Business district, retail and office uses are permitted. <br /> <br />Building Coverage: The existing lot is 130,798 square feet (3.0 acres), which results in an <br />initial building coverage of 17% on Lot 1. <br /> <br />Setbacks: The B-1 Business District requires the follov.ring setbacks: <br />Front yard: 35 feet <br />Side Yard: 10 feet <br />Side Yard Comer: 20 feet <br />Rear Yard: 35 feet <br />County Roads: 60 feet from centerline of road plus setback <br />Off-street parking and pavement (from ROW): 20 feet <br /> <br />-153- <br /> <br />. <br />
