<br />CASE # 5 <br /> <br />REQUEST FOR SITE PLAN REVIEW OF SUNFISH LAKE DEVELOPMENT: <br />CASE OF SUNFISH LAKE DEVELOPMENT, LLC <br />By: Breanne Daines, Associate Planner <br /> <br />Background: <br /> <br />Mike Wayman of Sunfish Lake Development, LLC has submitted a request for site plan review <br />of an 11,520 square foot, multi-tenant retail facility located on the lot to be developed as Lot 1, <br />Block 1, SUNFISH LAKE DEVELOPMENT. In addition to a minor plat, a comprehensive plan <br />amendment and zoning amendment are being processed in conjunction with the site plan request. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Site plan, revised August 20,2007 <br />c) Landscaping Plan revised August 20,2007 <br />d) Grading Plan, revised August 23, 2007 <br />e) Utility Plan, revised August 23, 2007 <br />f) Building elevations, revised August 20, 2007 <br />g) Development Permit <br /> <br />Observations: <br /> <br />The proposed site plan indicates the development of an 11,520 square foot, multi-tenant retail <br />building to be developed on a 1.5 acre-lot on the northwest corner of Sunfish Lake Boulevard <br />and Bunker Lake Boulevard. Healthquest Athletic Club currently occupies the site. A zoning <br />amendment is being processed to rezone the property B-1 Business. <br /> <br />The site meets all setback and parking requirements for the B-1 Business District. Theplans have <br />been revised to reflect an additional 15 feet of maneuvering space between the western row of <br />parking near the drainage pond. <br /> <br />The proposed retail facility (Sunfish Centre) indicates the use of glass, aluminum, rock face <br />block, and stucco and conforms to the architectural standards for the B-1 Business District. <br /> <br />Access is proposed from both Bunker Lake Boulevard and SUnfish Lake Boulevard. The County <br />has approved both aocesses, with the restriction that both be constructed as right-in/right-out <br />configurations, which would restrict left turn movements exiting the site and would disallow left <br />turns into the site. Revised plans meet this requirement. <br /> <br />A grading and drainage plan has been submitted and is generally acceptable to staff. <br /> <br />A landscaping plan has been submitted, and Staff has requested a revised landscaping plan that <br />includes the addition of more landscaping to the parking areas. <br /> <br />-169- <br />
