Hill, Inc. dated June 29, 2007. We offer the follo'wing comments:

General: The prelimiml1Y plat is proposing to replat Outlot A of Regency Pond along with 2
residential unplatted lots on the comer of Bunker Lake Blvd and Ramsey Blvd.. The plat proposes
to create 4 new lots: one for a self-storage facility and three for 3 new commercial buildings,' Site
Plan review is being conducted on the seJi-storage facility only; the commercial buildings "will
require a separate site plan review at a future date.

Zoning: All 3 existing lots .are currently zoned E-I Employment. You are -requesting a rezoning
for the southern half of the site, to B-1 Business. In. 2005, theCity approved a Comprehensive
Plan Amendment request to change the land use designation on this portion of the, property from
Places to Work to Places to Shop.

The self-storage facility is a permitted use in fue E-l Employment District, and the commercial
retail buildings are permitted in the B-1 Business District. A rezoning of the remainder of Outlot
,A from E-1 to B-1 will be required as part of the site plan approval for fue commercial buildings.

Lot Sizes and Dimensions: E-l District standards were used to evaluate Lot 1, while B-1
standards were used to evaluate Lots 2, 3, and 4. Lot 1 is approximately 2.7 acres in size, which
exceeds the I-acre minimum lot size requirement in the E-l district. Lot 1 has 472 feet of
frontage on Ramsey Blvd, meeting the 200-foot minimum lot width requirement.

The B-1 District requires a 0.5-acre minimum lot size, a lot width of 100 feet, and a lot depth of
150 feet. Lot 2 is 2.6 acres with a lot width of 240 feet and a lot depth of 290 feet. Lot 3 is 0.7
acres 'with a lot with of 110 feet and a lot depth of 290 feet. Lot 4 is 1 acre jn size, 290 feet "Ij,de
(Bunker .Lake Blvd frontage) and 150 feet deep (Ramsey Blvd frontage). All four lots meet the
area and dimension requirements' in City Code.
