<br />.CNP Storage: Site Plan Reviev.1 . <br />July 261 2007 <br />Page 5 of4 <br /> <br />Access: The site is located on Ramsey Blvd and Bunker Lake Blvd. The plan submittal shows <br />one access on Ramsey Blvd and one access on Bunker Lake Blvd.. Staff has submitted the plans <br />to Anoka County for review and comment. Since direct access to public roadway will be <br />eliminated by dedication to Anoka County over Lots 2 and 3, it will be necessary to record an <br />access easement between the four lots in this subdivision. ' <br /> <br />Streets: Section 9.50.30 of City Code requires a cul-de-sac 'with a minimum right-of-way <br />diameter of 130 feet and a minimum roadway diameter of 100 fee~ The proposed turnaround <br />area at the terminus of 148th Avenue does not meet this standard.. A smaller cul-de,.sac may be <br />allowed., depending on anticipated traffic volume, planned function of the street,. and character of <br />abutting land use. When the City Council previously reviewed plans for this site (October 19, <br />2004 work session), they recommended a smaller cuI-de-sac because traffic volume is expected <br />to be very low. The cuI-de-sac proposed on the submittal conforms to the recommendations of <br />the City Council made in 2004. <br /> <br />Storm Water Management Fee: The 2007 Storm water Management Fee for <br />commercial/industrial development is $4,151.00 per acre. A cash payment is required before the <br />City can issue a building permit for the storage facility site. <br /> <br />REV Nnmber: The development site is 6.2 acres in size. The Residential Equivalent Dnit <br />(REU) for the purpo~es of quarterly billing for the storm water utility V\ill be determined when <br />the applicant .submits information on the amount of impervious area for review. <br /> <br />The Planning Commission will be meeting at 7:00 pm on Thursday, August 2, 2007 at the <br />Ramsey Municipal Center, 7550 Sunwood Drive to review your proposed prel1minary plat, site <br />plan, rezoning, and variance requests. You or your representative should be present to answer any. <br />questions that may arise.
