<br />Member Steffen asked whether the City EDA has received any benefit from Anoka County <br />Partners. Economic Development Coordinator Sullivan replied there have been a couple of leads <br />that did not pan out. The EDA took a chance on Partners with the regional aspect. When the <br />EDA approved their participation this year they said results were needed or the participation <br />would not continue. <br /> <br />Case #2: <br /> <br />Consider Replat of Lot 4, Block 1, Sunfish Lake Business Park Second <br />Addition <br /> <br />Economic Development Coordinator Sullivan reviewed that Sunfish Lake Business Park was <br />platted in 2001 on property formerly owned by Waste Management. A large lot was platted to <br />accommodate for a company called Star Exhibits for the construction of a 150,000 square foot <br />manufacturing facility. The prospect did not pan out and the City is left with an extremely large <br />lot that can only be utilized by an extremely large user. He has been approached by Diamond <br />Graphics about subdividing the large lot to accommodate their 50,000 square foot project. <br />Included in the packet is a letter from Diamond Graphics outlining the company's interested in <br />locating in the City of Ramsey. Their engineer has also provided a sketch of how the lot could <br />be subdivided and how the building would be situated on the lot. This proposed subdivision <br />leaves a 5.5 acre lot undeveloped. The undeveloped lot would be sizable enough that it should <br />be able to be filled with another user, although it would rule out the ability for a corporate <br />campus with landscaping and a nice entrance road. Mr. Sullivan requested input from the EDA <br />on the proposed subdivision. <br /> <br />The Board and staff discussed the following in relation to the proposed subdivision and replat of <br />Sunfish Lake Business Park: <br />· Desire of Diamond Graphics to be located in the northwest quadrant <br />· The benefit Ramsey offers in being prepared for industrial development <br /> <br />Economic Development Coordinator Sullivan advised if this project does not materialize he <br />would not recommend subdividing this site so that there is the option of dividing it to be specific <br />to a project. <br /> <br />Economic Development Consultant Mulrooney stated the expectation is to have a high quality, <br />nice looking building on this site due to the visibility from Bunker Lake Boulevard. This <br />company recognizes that, and brought the issue up in discussion. They are interested in more of <br />the basic industrial manufacturing type of building, rather than elevating their building to be <br />more highly visible. He noted with site control the City can require some things that cannot be <br />required through the local zoning ordinance. <br /> <br />Economic Development Coordinator Sullivan indicated the materials for this building would be <br />the same as for the Harbor Industries building, which is a very attractive building that has <br />frontage on Bunker Lake Boulevard. It would be a step above some of the buildings in the area. <br /> <br />Member Schindel asked if there would be more inquiries about this lot if it were subdivided into <br />2.5 acre lots, rather than one 10-acre lot.
