<br />CASE # 6 <br /> <br />DISCUSS NOW AND THEN ESTATES STREETS <br />By: Steven Jankowski, City Engineer <br /> <br />Background: <br /> <br />A number of property owners within the Now and Then Estates subdivision have had <br />discussions about the redevelopment of their properties with Oakwood Land <br />Development which is responsible for the development of the adjacent Brookfield <br />subdivision to the north. When the Public Works Committee discussed what might be <br />done about addressing the poor pavement condition in March of 2006 there was a <br />consensus that any action should be delayed since Oakwood suggested that they might be <br />ready to more forward with theredevelopment of the properties in Now and Then Estates <br />with which they had discussions as soon as late summer of that year. The housing market <br />has changed considerably since that time and redevelopment may not be likely to occur <br />for a considerable period of time. <br /> <br />A meeting was held on Wednesday, August 8, 2007 to hear from the property owners in <br />this subdivision on how the issues of sewer and water extensions and/or street <br />reconstruction should be addressed. Ten residents representing seven of the twelve <br />properties fronting on the two subdivision streets which are in poor condition, Gamet <br />Street and 166th Avenue attended the meeting. The attached figure illustrates those <br />owners in attendance at the meeting. The City Engineer and the Street Superintendent <br />represented the City. The main focus of the discussion centered on whether ifthe street <br />should be reconstructed without installing sanitary utilities. Staff pointed out that based <br />upon recent feasibility studies prepared for Ramsey Boulevard and 15ih Lane the cost of <br />installing sewer and water and replacing the street would be in the range of $300 per foot. <br />It was the general consensus ofthose in attendance that the street should be repaired until <br />sewer and water is extended into the area.
