<br />CASE # 5 <br /> <br />REQUEST FOR COMPREHENSIVE PLAN AMENDMENT; <br />CASE OF TSM DEVELOPMENT, INe. <br />By: Amy Geisler, AICP, Associate Planner <br /> <br />Background: <br /> <br />TSM Development has applied for subdivision and site plan approval to develop a new <br />commercial project on the, corrier of Ramsey Blvd and Bunker Lake Blvd. The project requires a <br />Comprehensive Plan Amendment to change the land use on a portion of the site from Places to <br />Work to Places to Shop. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Final plat exhibit <br />c) Draft Planning Commission meeting minutes dated September 6, 2007 <br />d) Proposed Resolution approving the request and authorizing submittal to Metropolitan <br />Council <br /> <br />Notification: <br /> <br />State law requires that the City notify property owners within 350 feet be notified of the request <br />and public heaiing date. Staff attempted to notify property owners within 700 feet. <br /> <br />Funding Source: <br /> <br />All staff costs associated with the review of land use applications are paid for by the applicant. <br /> <br />Observations: <br /> <br />The overall development site includes Outlot A of Regency Pond 4th Addition and 2 unplatted <br />parcels on the comer of Ramsey Blvd and Bunker Lake Blvd. 'The site plan contemplates 3 new <br />commercial buildings on the south and 3 self-storage buildings on the north.. <br /> <br />Adoption of a rezoning for the 2 unplatted parcels is also before the City Council on this agenda. <br />The southern 500 feet of Outlot A must also receive a Comprehensive Plan Amendment and <br />rezoning for the project to move forward as proposed. <br /> <br />-265- <br />
