(The 'Subject Property') 4. That the total area of the property to be rezoned B-1 Business is approximately 1.8 acres. 5. That the proposed rezoning is located within the Metropolitan Urban Service Area (MUSA) boundary. 6. That the Subject Property is currently zone~ E-l Employment. 7. That the surrounding adjacent properties are zoned E-l Employment and R-l Single Family Residential. 8. That the site is currently vacant. 9. That the development site will ultimately include three commercial/retail buildings. 10. That the proposed development will not exercise substantial detrimental influence on the market value of surrounding properties. 11. That the proposed development will be compatible with surrounding land uses. 12. That the proposed development will not impose undue burden on public services and facilities, including fire and police protection, schools, streets, water systems, sanitary sewer systems and storm sewer systems. 13. That the proposed development is designed in such a way as to form a desirable and unified environment within its own boundaries, and also will not be detrimental to future laud uses in the surrounding areas. NOW THEREFORE BE IT RESOLVED THAT THE CITY COUNCIL OF THE CITY OF RAMSEY FINDS THE FOLLOWING: a) That the action to rezone the Subject Property from E-l Employment to B-1 Business is acceptable.
