<br />CASE # :;L <br /> <br />PUBLIC HEARING <br />REQUEST FOR A HOME OCCUPATION PERMIT; <br />CASE OF MARY TOSO <br />By: Amy Geisler, AICP, Associate Planner <br /> <br />Background: <br /> <br />The City has received an application from Mary Toso for a home occupation permit to operate a <br />bed and breakfast in her home located at 7822 142nd Avenue NW. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Home layout exhibits <br />d) Proposed findings of fact <br />e) Proposed home occupation permit <br /> <br />Notification: <br /> <br />In accordance with State statute, Staff notified property owners within 350 feet of the subject <br />property Dfthe public heaTIng. <br /> <br />Observations: <br /> <br />The second floor of the Toso home has two bedrooms and a sitting area, which would be used by <br />guests of the bed and breakfast. The owners' suite is on the fIrst floor, along with the kitchen and <br />dining areas, which would be open to guests. The business could accommodate a maximum of <br />four guests at one time. No outside employees would be involved in the bed and breakfast <br />operations. <br /> <br />City Code restricts home occupations to 20% of the gross floor area of the home. The home is <br />about 4,100 square feet in size. The upper floor is about 800 square feet, or about 19% of the <br />gross floor area. The applicant has a circular drive, with sufficient space to accommodate guest <br />vehicles, No equipment or materials related to the business will be stored outdoors. <br /> <br />Additional licensure may be required by the State and County, particularly related to serving food <br />and beverages. <br /> <br />Funding Source: <br /> <br />All associated costs related to the Home Occupation Permit will be paid for by the applicant. <br /> <br />---- 't <br /> <br />21 <br />
