Absent: Commissioner Levine. <br />Case #4: Request for Site Plan Review of CNP Storage; Case of CNP/TSM <br />Development, Inc. <br />Management Intern Gladhill stated TSM Development previously received site plan approval to <br />develop a self - storage facility on the corner of Ramsey Blvd and Bunker Lake Blvd. Since that <br />time, plan approvals have expired. TSM has also acquired the two residential parcels directly on <br />the corner of the site, and now wishes to revise their development proposal. <br />Management Intern Gladhill advised TSM is proposing to construct 3 self - storage buildings on a <br />portion of Outlot A of Regency Pond. The proposed development is located in the E -1 <br />Employment District; self - storage facilities are a permitted use in this district. It should be noted <br />that the 3 commercial buildings shown on the southern half of the property are not being <br />considered for site plan review at this time, and will have to come back before the City for site <br />plan review in the future. <br />Management Intern Gladhill stated the landscaping plan will require some significant <br />improvements. Comments have been received from Anoka County and they approve the <br />accesses onto Ramsey and Bunker Lake Boulevards. <br />City Engineer Jankowski stated one request they received from the County was that they have a. <br />dedication of a twenty -five foot triangle on the corner of the two County roads to facilitate clear <br />vision across that intersection. He stated his comments have to do with the drainage plans. <br />Revisions are necessary as it is not adequate to handle frill build out of the plat as proposed. <br />Mr. Joel Cooper, Jim Himell & Associates, stated they will conform to the Watershed <br />requirements. <br />Motion by Commissioner Van Scoy, seconded by Commissioner Trites Rolle, to recommend that <br />the City Council grant approval of the proposed site plan contingent upon compliance with City <br />Staff Review Letter dated July 26, 2007, and receipt of a variance to bufferyard and pavement <br />setback requirements. <br />Motion Carried.
