If silt fencing is going to double as tree save fencing, it <br />must be clearly indicated on both plans. <br />Ground Cover: All landscaped areas must be sodded and irrigated per City Code. <br />Architectural Standards: The E -1 District restricts building height to 65 tome other exterior <br />mat al l <br />finishes to natural or prefabricated brick or stone or pre-cast concrete panels or <br />approved by City Council. One black and white building elevation has been submitted that appears 'to <br />meet these requirements. The elevations indicate the buildings will be rock -face block with vinyl <br />shakes; vinyl is not typically permitted in the E -1 District, but may be allowed if approved by the City <br />Council. Staff will be recommending that site plan approval be contingent upon receipt of revised <br />building elevations. <br />Waste Storage: City Code requires that all solid waste and refuse receptacles show a waste th <br />completely screened structure or container The submitted site plan does <br />if one is to be located outside, it must be completely screened. <br />Off - Street Parking - Spaces Required:- City Code does not establish a minimum number parking g <br />spaces for mini- storage facilities. City . industrial/commercial lighting standards require that the luminaire (light source) must not be <br />visible from beyond the property line. Staff recommend that site plan approval be contingent upon <br />receipt of this information. <br />Trail: Final plat approval was granted contingent upon shifting <br />the Bunker Lake Blvd trail north <br />within the plat boundaries; the plans will need to be revised to show this. <br />Drainage and Grading: The entire development site is currently vacant third except t for a single fam <br />residence and several out buildings. At the present time the northeastern t property <br />the pond system located in the Regency Ponds 2 Addition; o the southern s R third <br />a the rty t erm s to <br />a land, locked low area on the Connexus property on <br />drains into the storm water system installed in CR 56. The proposed plan will expand the Regency <br />Ponds detention pond and transmit 98% of the site to this ponding system. <br />A grading and drainage plan has been prepared by RLK Inc and has been reviewed.
