Another mailing was sent prior to the City Council meeting because of the <br />" length of tine since the initial submittal. <br />Funding Source: <br />All staff costs associated with review of land use applications is paid for by the applicant. <br />Observations: <br />Zoning and Lot Requirements: The subject property is approximately 1.1 acres in size and is zoned <br />13-2 Business. Development of the property with twinhomes will require an amendment to the <br />Comprehensive Plan to change the land use from Places to Shop to Medium Density Residential. <br />The Comprehensive Plan amendment, if approved, would be followed up with a rezoning of the <br />property from B -2 Business to Planned Unit Development (PUD), as required by the Mississippi <br />River Overlay District regulations (discussed below). <br />—151— <br />
