Multi - tenant retail relies heavily on drive -by traffic. The success of this type of commercial is <br />challenged by the inability to adequately control access on County roads, as we have seen on the <br />corner of Sunfish Lake Boulevard and Highway #10 and the intersection of Bunker Lake <br />Boulevard and Trunk Highway #47. However, the County will be requiring both accesses to be <br />constructed as right- in/right -out only configurations. This will facilitate better traffic conditions, <br />and ease the transition to raised medians in the near future. <br />The Planning Commission met on August 2, 2007 and recommended approval of the <br />Comprehensive Plan Amendment, contingent upon site plan approval. The primary discussion at <br />the public hearing centered around the future median construction on Sunfish Lake Boulevard. <br />In general, Staff supports the concept for re- guiding the property from Places to Work to Places <br />to Shop, given its location and the County access stipulations. <br />Council Action: <br />Motion to adopt Resolution 07 -10- to approve the comprehensive plan amendment for Lot <br />1, Block 1, Gateway North Industrial Park No. 3 (Lot ,1, Block 1, Sunfish Lake Development), <br />contingent upon developing the southern lot in accordance with an approved site plan for the <br />southern lot; and authorize staff to submit the Comprehensive Plan Amendment to Metropolitan <br />Council. <br />Review Checklist: <br />Community Development Director <br />City Engineer �g <br />City Administrator <br />CC: 10/9/07 <br />
