Case #7: Public Hearing — Request for Zoning Amendment from E -1 <br />Employment to B -1 Business for 14100 Sunfish Lake Boulevard; Case <br />of Sunfish Development, LLC <br />Chairperson Nixt closed the regular portion of the Planning Commission rneeting at <br />10:29 p.m. in order to call the public hearing to order. <br />Public Hearing <br />Chairperson Nixt called the public hearing to order at 10:30 p.m. <br />Presentation <br />Associate Planner Dalnes stated the City has received an application to rezone 14100 <br />Sunfish Lake Boulevard (existing Healthquest site) from E -1 Employment to B -1 <br />Business. In conjunction. with the rezoning, a comprehensive plan amendment, site plan <br />for the southern portion of the lot (to be subdivided), and minor plat are being processed. <br />A rezoning to B -1 Business is required for this property to subdivide as proposed. The <br />applicant intends to develop two lots and construct a multi - tenant retail facility on the <br />southernmost lot. The applicant will sell or develop the second lot at a later date. <br />Citizen Input <br />Mr. Stachowski indicated he had the same concerns as the last case. <br />Motion by Commissioner Nixt, seconded by Commissioner Trites Rolle, to close the <br />public hearing. <br />Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Trites Rolle, Brauer, <br />Cleveland, Hunt, and Van Scoy. Voting No: None. Absent: Commissioner Levine. <br />The public hearing closed at 10:33 p.m. <br />Commission Business <br />Chairperson Nixt called the regular meeting of the Planning Commission back to order at <br />10:33 p.m. <br />Motion by Commissioner Nixt, seconded by Commissioner Trites Rolle, to recommend <br />that City Council adopt Findings of Fact, favorable to the applicant, relating to a request <br />to rezone the property described as Lot 1, Block 1, Gateway North Industrial Park No. 3 <br />from E -1 Employment to B -1 Business. <br />Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Trites Rolle, Cleveland, <br />Hunt, and Van Scoy. Voting No: Brauer. Absent: Commissioner Levine. <br />
