REQUEST FOR FINAL PLAT OF A MINOR SUBDIVISION OF SUNFISH LAKE <br />DEVELOPMENT: CASE OF SUNFISH LAKE DEVELOPMENT, LLC <br />By: Breanne Dalnes, Associate Planner <br />Background: <br />Mike Wayman of Sunfish Lake Development, LLC has submitted a minor subdivision to split the <br />existing lot located at 14100 Sunfish Lake Boulevard to create two lots to be used, for <br />commercial/retail /office purposes. A site plan for the southern lot, and a comprehensive plan <br />amendment and zoning amendment for both lots are being processed in conjunction with this <br />minor plat. <br />On September 11, 2007, the City Council tabled the request and asked that the applicant re- <br />examine the site plan with regard to four -sided architecture and building orientation. <br />The following items are enclosed for your information: <br />1) Site location map <br />2) Final Plat sheet <br />3) City Staff Review Letter, dated September 7, 2007 <br />4) Final Plat Resolution <br />5) Draft Development Agreement <br />Observations: <br />CASE # I0 <br />The subject property is located on the northwest corner of Sunfish Lake Boulevard (County Road <br />57) and Bunker Lake Boulevard (County Road 116). The current use of the property is <br />Healthquest Athletic Club. The owner of the property wishes to create two lots from the existing <br />one lot. The southern lot is proposed to be redeveloped with a multi - tenant retail facility and the <br />northern lot is proposed as. an Outlot, with the possibility of developing an office building on the <br />property at some point in the future. <br />The property is currently zoned E -1 Employment, but a rezoning to B - has been requested. B -1 <br />standards are being used to review the application. As proposed, the minor subdivision would not <br />meet minimum lot widths within the current zoning district. <br />Under the B -1 Business zoning district, the proposed lots meet all lot width, size, and frontage <br />requirements. Outlot A would receive access from a shared access point on Sunfish Lake <br />Boulevard and Lot 1 would receive access from Bunker Lake Boulevard and the common access <br />point on Sunfish Lake Boulevard. The County has commented that the two accesses would be <br />permitted, but that they must be constructed as right- in/right -out configurations. <br />—209— <br />
