It appears that the building proposal for Lot 1 will meet the required setbacks established for <br />the B -1 district. The future development of the outlot must conform to the established <br />setbacks at the time of site plan approval for that building. <br />Off - Street Parking - Spaces Required: City Code requires one parking stall for every 200 <br />square feet of retail space, for a total of 58 parking spaces. The submitted plan indicates a <br />total of 58 spaces. <br />Off - Street Parking - Design: The site plan indicates that the parking area will be blacktop <br />with concrete curbs and gutters. <br />Utilities: The development proposes to connect both lots to be created to the existing sanitary <br />sewer and water main which are in place within the boulevard of Sunfish Lake Boulevard. <br />Drainage and Grading: The primary drainage from the existing parking lot and building is <br />to a catch basin located in front of the entrance to the building which discharges to the north <br />ditch line of CR 116 A portion of the existing parking lot drains to the north property line. <br />The turf on the north and west portions of the property drain onto adjacent properties. A <br />grading and drainage plan has been prepared for this plat by RLK Inc and was last revised on <br />August 22, 2007.This plan is generally acceptable with the following comments: <br />• The trail along Sunfish Lake Boulevard has been incorporated into the plan, however <br />it needs to connect with the existing trail on the north side of CR116. <br />• Storm sewer pipe sizes and inverts need to be added to the plan. <br />• A bituminous berm curb should be added along the north edge of the parking lot until <br />Outlot A develops. <br />This project will require a permit from the Lower Rum River Water Management <br />Organization. This permit must be obtained before building permit approval. <br />Access: The site currently has access at both Sunfish Lake Boulevard and Bunker Lake <br />Boulevard. The site plan has been submitted to the County for their review. The County has <br />submitted informal comments, and they find the proposed accesses allowable, if the accesses <br />are constructed with a right - in/right -out design. Plans have been revised to indicate right - <br />in/right -out only configurations at both Sunfish Lake and Bunker Lake Boulevard. Be <br />advised that future plans for both CR 116 and CR 57 will include a raised concrete median <br />through both accesses locations. This must be taken into consideration when developing this <br />piece of property and acknowledgement of this condition will be included in the development <br />agreement. <br />Trail Construction: A 10 -foot, bituminous trail is indicated on the revised grading plan, in <br />accordance with the Park and Trail Commission recommendations. <br />Easements: Standard easements shall be taken along all property lines. On the interior, <br />shared property line, five foot drainage and utility easements are required along each side of <br />the property line.
