Wayne Johnson, Highway #10, Anoka, stated that he has no particular interest one way or <br />another on this project, except that he wants to clarify things in terms of commercial property. <br />Mr. Johnson stated that there is not a shortage of commercial property. There is plenty of <br />commercial property on T.H. #47 where lots are available and they are not exactly selling like <br />popcorn. Any commercial property adjacent to T.H. #47, in order to be a viable commercial <br />development, has to have two accesses. On the south side of 153rd, Mr. Edmundson rezoned <br />part of his development to residential and Mr. Johnson's firm sold him 19 acres. The <br />commercial parcel retained by Mr. Edmundson has no access onto T.H. #47, so it is practically <br />worthless as a commercial piece without that second access onto T.H. #47. Mr. Johnson stated <br />that he speaks from years of experience. Industrial property does more than pay its way and <br />there is plenty of industrial property in Ramsey as well as commercial. The City has to go with <br />what the market is demanding at a particular point in time. <br /> <br />Rick Christian, 7330 - 155th Avenue NW, Ramsey, stated that we have a lot of brand new <br />businesses on Highway #10 and he doesn't see where they get their second access. He doesn't <br />think that it's a good reason that every business has to have two accesses. <br /> <br />Lori Abrahamson, 5735 - 153rd Avenue NW, Ramsey, stated that the property right on T.H. #47 <br />is also commercial and presumably there would be an access to T.H. #47 from the subject <br />property through this property to the east. She noted that everyone complains about the traffic <br />onto T.H. #47 and outlets to C.R. #5 and stated that each one of the Planning Commissioners <br />should get into Anoka and start bugging them. St. Francis is also adding to the traffic congestion <br />on T.H. #47 and Ramsey needs to figure out the traffic instead of putting in more houses. <br /> <br />Commissioner Deemer inquired as to how many offers Mr. Maxton has had for his property in <br />the 22 years that he has owned it. <br /> <br />Mr. Maxton replied that he has only had few offers. <br /> <br />ADJOURNMENT <br /> <br />Motion by Commissioner Deemer and seconded by Commissioner LaDue to adjourn the public <br />hearing. <br /> <br />Further discussion: Commissioner Deemer inquired if this property gets rezoned, will it be one <br />of the pieces excluded under the moratorium ordinance. Mr. Goodrich stated that if the <br />ordinance is adopted as presented, the Sunflower Ridge plan will not be exempted from the <br />moratorium. <br /> <br />Motion carried.
