COMMISSION BUSINESS

Case #1:

Request for an Interim Use Permit for a Temporary Structure; Case of
Transwest, Inc. (Communicor)

Stanley D. Lebakken, Corporate Director of Operations for Communicor Corporation, was
present requesting a one-year permit to place a 720 square foot modular office structure at 6100
Industry Avenue NW. He furnished the Planning Commission with a pictorial example of the
GE modular structure in consideration.

Commissioner Deemer commented it was the same type structure Waste Management used.

Chairperson Bawden inquired where the structure would be placed on the site, and Mr. Lebakken
explained they would like to place the building on the north side of the existing building but
noted there was room on the south side also.

Commissioner Deemer commented that the modular was more aesthetically appealing than the
existing building. He suggested that an earth berm be built along the front (north property line)
inside the right-of-way.

Mr. Lebakken indicated that could be a possibility. He stated that they are very interested in
doing something either with this property or possibly doing a trade-out and building somewhere
else, and that determination would address the necessity of a berm.

The Planning Commission proceeded to review the Findings of Fact.

Motion by Commissioner Deemer and seconded by Commissioner Thorud to accept Nos. 1
through 8 as presented.

Motion carried. Voting Yes: Chairperson Bawden, Commissioners Deemer, Thorud, LaDue,
and Terry. Voting No: None. Absent: Commissioners Holland and Jensen.

Motion by Commissioner Deemer and seconded by Commissioner LaDue to amend Nos. 9
through 14 in the affirmative.

Motion carried. Voting Yes: Chairperson Bawden, Commissioners Deemer, LaDue, Terry, and
Thorud. Voting No: None. Absent: Commissioners Holland and Jensen.

Motion by Commissioner LaDue and seconded by Commissioner Deemer to recommend that
City Council adopt the amended Findings of Fact relating to a request from Transwest, Inc. for
an Interim Use Permit for a temporary structure.

Motion carried. Voting Yes: Chairperson Bawden, Commissioners LaDue, Deemer, Terry, and
Thorud. Voting No: None. Absent: Commissioners Holland and Jensen.

Planning Commission/July 14, 1997
