That the total area of the property to be rezoned B-1 Business is approximately 1.8 acres. <br /> <br />5. That the proposed rezoning is located within the Metropolitan Urban Service Area (MUSA) <br />boundary. <br /> <br />6. That the Subject Property is currently zoned E-l Employment. <br /> <br />7. That the surrounding adjacent properties are zoned E-I Employment and R-I Single Family <br />Residential. <br /> <br />8. That the site is currently vacant. <br /> <br />9. That the development site will ultimately include three commercial/retail buildings. <br /> <br />10. That the proposed development will not exercise substantial detrimental influence on the <br />market value of surrounding properties. <br /> <br />11. That the proposed development will be compatible with surrounding land uses. <br /> <br />12. That the proposed development will not impose undue burden on public services and <br />facilities, including fire and police protection, schools, streets, water systems, sanitary <br />sewer systems and storm sewer systems. <br /> <br />13. That the proposed development is designed in such a way as to form a desirable and unified <br />environment within its own boundaries, and also will not be detrimental to future land uses <br />in the surrounding areas. <br /> <br />NOW THEREFORE BE IT RESOLVED THAT THE CITY COUNCIL OF THE <br />CITY OF RAMSEY FINDS THE FOLLOWING: <br /> <br />a) That the action to rezone the Subject Property from E-1 Employment to B-1 <br />Business is acceptable. <br /> <br />RESOLUTION #07-09-261 <br />Page 2 of3 <br />
