CASE # ,~) <br /> <br />REQUEST FOR FINAL PLAT APPROVAL OF REGENCY POND 2ND ADDITION <br />CASE OF GOOD VALUE HOMES <br /> By: Sylvia Frolik, Zoning Administrator <br /> <br />Background: <br /> <br />John Peterson of Good value H6mes is requesting final plat approval of the second phase of <br />Regency Pond. The property is located in the northeast comer of the intersection of Industry <br />Avenue and Ramsey Boulevard. The approved plat consists of about 85 acres approved to be <br />subdivided into approximately 135 single-family lots. Good Value final platted the first 46 lots <br />in 1996, and is proposing to final plat another 38 lots at this time. The following items are <br />enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Proposed final plat <br />City Staff Review Letter dated March 18, 1997 <br />Proposed resolution for final plat approval <br />Proposed development agreement <br /> <br />Notification: <br /> <br />State statute does not require notification of final plat approvals to neighboring property owners. <br />However, in accordance with State statute, neighboring property owners were notified of the <br />preliminary plat public hearing. <br /> <br />Observations: <br /> <br />Lots 1, 2, and 3 of Block 4 are considered riparian and meet the 15,000 square foot minimum <br />area requirement. All other lots meet the 10,800 square foot minimum requirement. All lots <br />meet the minimum width requirements at the street frontage or building setback line. <br /> <br />The standard drainage and utility easements have been provided around the perimeter of each of <br />the lots. In accordance with the approved grading plan, extra deep easements are provided on <br />Lots 3-14 of Block 2 for drainage. The wetland on Lots 1-3 of Block 4 has been dedicated as <br />drainage & utility easement. <br /> <br />The municipal water and sanitary sewer are being installed as a private project with no financial <br />participation on the part of the City. <br /> <br />Park dedication will consist of a cash payment. <br /> <br />The plat is subject to a Transportation Impact Fee. <br /> <br /> <br />
