CASE # <br /> <br />REQUEST FOR PRELIMINARY PLAT APPROVAL OF <br />SUNFISH POND; CASE OF G.M. HOMES <br /> By: Sylvia Frolik, Zoning Administrator <br /> <br />Background: <br /> <br />John Lamoureux of G.M. Homes has applied for preliminary plat approval of Sunfish Pond, a <br />townhouse development. The subject property is located at the northeast comer of the <br />intersection of County Roads/ti 16 and #57. <br /> <br />The following items are enclosed: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br />f) <br />g) <br /> <br />Site location map <br />Site plan <br />City Staff Review Letter dated February 27, 1997 <br />Letter from Anoka County dated March 4, 1997 <br />City Staff Review Letter dated March 19, 1997 <br />Draft Planning Commission meeting minutes dated March 4, 1997 <br />Draft Park Commission meeting minutes dated March 13, 1997 <br /> <br />Notification: <br /> <br />Owners of properties in excess of the 350-foot distance minimum were notified of the public <br />hearing. <br /> <br />Observations: <br /> <br />The property consists of 9.2 acres and under Multiple Residential zoning (15 units per acre), is <br />eligible for 135 units; the developer is proposing 81 units. <br /> <br /> ! <br />Access to the plat is proposed from 142nd Lane on the north and 141st Lane on the east. All <br />streets within the plat boundaries are to be developed as private roads but addresses will adhere <br />to the City's grid system. <br /> <br />The 11 structures are platted onto 11 lots and the lots meet the minimum area requirement. <br /> <br />In accordance with City policy, the wetland in the northeast comer of the plat is proposed to be <br />dedicated as a drainage and utility easement. The developer will be responsible for establishing <br />some landscaping along the pond. <br /> <br />The Park Commission has recommended a cash payment to satisfy park dedication requirements. <br />They also recommended that the developer reserve space for a tot lot to be developed at the <br /> <br />/ <br /> <br /> <br />
