<br />7 <br /> <br />REQUEST FOR SKETCH PLAN REVIEW OF SUNFISH LAKE BUSINESS PARK <br />4th ADDITION: CASE OF CITY OF RAMSEY <br />By: Breanne Daines, Associate Planner <br /> <br />Background: <br /> <br />The City of Ramsey has submitted a sketch plan application to split one existing lot, Lot 4, Block l, Sunfish <br />Lake Business Park Second Addition, into two, buildable lots on the property located on the northeast comer <br />of Bunker Lake Boulevard and Azurite Street. - <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Sketch Plan <br />c) City Staff review letter dated October 25,2007 <br /> <br />Notification: <br /> <br />Sketch Plans do not require a public hearing. <br /> <br />Observations: <br /> <br />Sunfish Lake Business Park 4th Addition-would create two, buildable lots from one existing lot. This property <br />is located within a TIT district No. 10. Lot 1 would be approximately 4.8 acres, and would remain vacant <br />until a desirable user purchases it. Lot 2 is proposed to be 6 acres in size and would be purchased by <br />Diamonds Graphics for the construction ofa 50,000 square-foot facility. A large portion of that lot holds the <br />drainage pond, which accommodates drainage for the general vicinity, including both lots. Both lots meet <br />size and dimensional requirements off the E-1 District. <br /> <br />Access is proposed from Azurite Street at two points for Lot 2. Staff suggests that the western curb cut also <br />accommodate access needs for Lot 1, in order to avoid the creation of 3 or more accesses within 500 feet of <br />the intersection of Bunker Lake Boulevard and Azurite Street. <br /> <br />There are drainage and utility easements encumbering Lot 2, and revisions to the site plan for Diamonds <br />Graphics have been requested to indicate these easements. The startdard drairiage and utility easements are <br />taken around the inside perimeter on both properties, in addition to .the 20 foot easements across the southern <br />portion of Lot 2. Adequate easements are shown on the plat. . <br /> <br />Recommendation: <br /> <br />The sketch plan phase is an opportunity for the Planning Commission to provide the developer feedback with <br />. . <br />regard to the site layout and design of the plat. <br /> <br />Commission Action: <br /> <br />Provide comments on the proposed plat. <br /> <br />Review Checklist: <br />Interim Assistant Community Development Director <br />Assistant City Engineer <br /> <br />PC: 11.1.07 <br /> <br />47 <br />
