The proposed plat consists of one sheet dated October <br />1,2007. We offer the following comments: <br /> <br />General: Sunfish Lake Business Park 4th Addition is & replat of Lot 4, Block 1, Sunfish Lake Business <br />Park 2nd Addition. The property is located east of Bunker Lake Road (CSAH 116) and north of Azurite <br />Street. The sketch plan is proposing to split one existing lot into two buildable lots. The purpose of the <br />replat is to accommodate the land needs of Diamonds Graphics and preserve one additional lot for <br />future industrial development within TIP district No. 10. <br /> <br />Plat Sheet: The plat sheet should be revised to ensure all references are to the City of Ramsey. <br /> <br />Minimum Lot Size and Frontage: The property is zoned E-l Employment. The minimum lot size in <br />this district is 1 acre. Lot 1 is proposed to be 4.804 acres, and Lot 2 is 6.020 acres. Both lots meet <br />minimum lot frontage of 200 feet. <br /> <br />Grading and Drainage Plan: A detailed grading and drainage plan will be required with each site. <br />plan submitted for the development of the lots. Diamond Graphics has submitted a drainage and <br />grading plan with its site plan application. There is a drainage pond located on Lot 2 that is sized to <br />accommodate both lots within the proposed subdivision. <br /> <br />Drainage and Utility Easements: Ten foot drainage and utility easements are included around the <br />inside perimeter of each lot. Additionally, there are two, 20-foot easements for stormwater pipes across <br />the southern portion of Lot 2. <br /> <br />Access: Access will be gained from Azurite Street, which is a City road. The two accesses on Lot 2 are <br />located approximately 310 feet and 480 feet from the comer of Bunker Lake Blvd (County Road 116) <br />and Azurite Street. The existing curb on Azurite Street will be removed and replaced with the specified <br />concrete valley gutter detail shown on sheet 6. Engineering has concerns about the future access to Lot <br />1, because no access will be permitted from Bunker Lake Boulevard. There exists the potential for 3 or <br />50 <br />
