<br />--- <br />CASE # ~ <br /> <br />REQUEST FOR SITE PLAN REyIEW OF DIAMOND GRAPIDCS: <br />CASE OF DIAMOND GRAPHICS, INe <br />By: Breanne Daines, Associate Planner <br /> <br />Background: <br /> <br />Diamond Graphics, Inc has submitted a s.ite plan application to develop a 50,406 square foot <br />.manufacturing facility on the property located on the northeast comer of Bunker Lake Boulevard <br />(County Road 116) and Azurite Street. The City of Ramsey is initiating a minor subdivision in <br />conjunction with this site plan request. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Site plan <br />c) Landscape Plan <br />d) Building Elevations <br />e) Grading/Drainage Plan <br />f) Utility Plan <br />g) . City staff review letter dated October 25, 2007 <br /> <br />Notification: <br /> <br />Site Plans do not require a public hearing. <br /> <br />Observations: <br /> <br />The applicant is seeking to construct a 50,406 square foot manufacturing facility on the newly <br />created Lot 2, Block 1, Sunfish Lake Business Park 4th Addition. The site is zoned E-l <br />Employment, and manufacturing is a permitted use within this district. The building meets all <br />setbacks and lot coverage requirements. <br /> <br />The building is proposed to be constructed with tip-up, random rib pre-cast panels, with detail <br />materials consisting ofEIFS, smooth and rockface block, and. metal. The windows and detail will <br />wrap around the side of the building. However, given the size of the building, the majority of the <br />material will be pre-cast tip-up, which conforms to City Code. Staff is requesting that the <br />applicant construct a sidewalk from the parking lots along the building to the entrances of the <br />building. <br /> <br />Access is being proposed at two locations on Lot 2, approximately 300 feet apart. As part of the <br />development agreement for the plat, a stipulation will be included that requires a single curb cut <br />for access onto Lot 1 and the. westerly .access of Lot 2, to minimize curb cuts along Azurite <br />Street. <br /> <br />According to the building square footage, a total of 69 parking spaces are required per the <br />percentage of manufacturing/office within the proposed bugding. 67 spots are currently <br /> <br />53 <br />
