<br />Task 4 - Develop Concept Plans <br /> <br />Consultant will assemble two to three concept master plans. The purpose of the plans is <br />to broadly explore varying approaches to the overall development of the park area. <br />Concepts will investigate different use placements, patterns of structured and <br />. unstructured open space, and a variety of trail and access alternatives. Concept plans will <br />relate possible future housing within service area to park planning. Assist in hosting an <br />open house at a regular Park and Recreation Commission meeting to receive additional <br />ideas and comment from residents on the varying concept plans. <br /> <br />Task 5 - Meet with the Park and Recreation Commission to Review Concept Master <br />Plans <br /> <br />Present concept plans to staff and the Park Commission in a .:vorksession style meeting. <br />Provide measurable criteria for evaluating the strengths and weaknesses of the plan <br />alternatives. Provide rough cost estimate comparison between plans. Facilitate with staff <br />the process to generate consensus on a preferred concept design direction for the park. <br /> <br />Task 6 - Develop the Park Master Plan <br /> <br />Develop a detailed graphic master plan based on the preferred concept design direction. <br />Plan to include all proposed park improvements clearly drawn to scale and depicting <br />grading 'requirements, buildings, shelters and associtated infrastructure, play areas, trails, <br />native trees, shrubs, and vegetation, lighting, water recreation, pierslboardwalks, signage, <br />and any other design elements that evolve through the planning process. <br /> <br />Generate an itemized preliminary cost estimate for the proposed improvements. <br /> <br />Present the detailed master plan with related costs to staff and the Park Commission for <br />review and approval subsequent to a Public Hearing. Incorps;>rate any final Commission <br />recommendations into the final park master plan. '" <br /> <br />Present recommended master plan (with earlier concepts and relevant Public Hearing <br />comments) to City Council for additional work direction. <br /> <br />Task 7 - Document the Planning Results <br /> <br />Reconcile the Master Plan with Council direction and compile the Site Analysis, Service <br />Area Analysis, Concept Plans, and final Park Master Plan drawings into a reduced color <br />report of eitherS W' x 11" or 11" x 17" format and submit 20 copies to City staff, as well <br />as digitized files. <br />
