<br />CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />FRANK Y AMOUTPOUR <br /> <br />I)n ::icptember ] ],2002, Site Plan approval was granted by the City of Ramsey ("City") to Fariborz <br />{amoutpour, ("Permittee"), whose address is 109 South ih Street, Minneapolis, M1\l55402, to construct a <br />;:)98 square foot convenience store with gasoline pumps, car wash, and fast food facililty ("Structure") on part <br />of tb.c property which is legally described as follows: . <br /> <br />Lot 2, Block 1, Sunfish Commons <br /> <br />the ("Site"). <br /> <br />!'hi~ approval is issued pursuant to S9.03.06 of the City Code. The conditions of this approval are as follows: <br /> <br />STRUCTURE. All building plans must be prepared and certified by a registered engineer or architect. <br /> <br />)". <br /> <br />STATE BUILDING CODE COMPLIANCE. The structure shall be constructed in accordance with <br />the requirements of the State Building Code. <br /> <br />.'- <br /> <br />SITE PLAN COMPLIANCE. The structures shall be constructed on the Site as shown on the Site <br />Plan, Floor Plan, Exterior Elevation Plan, and Landscape Plan all prepared by 3G Design and <br />Construction L.L.C dated July 12, 2002, revised September 4,2002. <br /> <br />.:!. ~ <br /> <br />REQUIRED IMPROVEMENTS. The Permittee shall construct and install the following site <br />improvements on the Site in accordance with the specifications and location as shown on the Site Plan . <br />and Landscape Plan. The Required Improvements are as follows: <br /> <br />a. Site grading in accordance with the approved Grading Plan prepared by Master Civil & Construction <br />Engineering Inc. dated July 12,2002, revised September 11, 2002. <br />h. Installation of bituminous driveways and parking lot in accordance with the site plan prepared by 3G',,;,~' <br />Design & Construction L.L.C. dated July 12,2002, revised September 4,2002. .. C"', <br />c. Installation of B-6/12 continuous concrete curbing around the perimeter of all concrete and/or. . <br />bituminous surfaces. . <br />d. Establishment of turf in areas disturbed during construction and in accordance with the Site Plan <br />prepared by 30 Design & Construction L.L. C dated July 12, 2002, revised September 4,2002. <br />c. Landscaping in accordance with the Landscape Plan prepared by 3G Design & Construction 1.1. C <br />dated July 12,2002, revised September 4,2002. <br /> <br />("Required Improvements)". <br /> <br />FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these items on the Site <br />~;hall be as directed by the City's Fire Chief. <br /> <br />. . ~ . <br /> <br />LIGHTING. Any lighting installed on the structure or in the parking lot is subject to the prior approval <br />of the City Engineer and shall be designed so as to deflect light away from Sunfish Lake Boulevard and <br />US Highway 10. Further the PERMITTEE herein agrees to upgrade the lighting of the access from <br />Sunfish Lake ~oulevard; said lighting shall be subject to the review and approval of the City Engineer. <br />
