The City of Ramsey is initiating a minor subdivision in
conjunction with this site plan request.
The following items are enclosed for your information:
a) Site location map
b) Site plan.
c) Landscape Plan
d) Building,Elevations
e) Grading/Drainage Plan
f) Utility Plana
g) City Staff review letter dated October 25, 2007
h) Exhibit C from TIF agreement
Notification:-
Site Plans do not require a public hearing.
Observations:
The applicant is seeking to construct a 50,406 square foot manufacturing facility on the newly
created Lot 2, Block 1, Sunfish Lake Business Park 4a' Addition. The site is zoned E-1
Employment, arid manufacturing is a permitted use within this district. The building meets all
setbacks and lot coverage requirements.
The building is proposed to be constructed with tip-up, random rib pre-cast panels, with detail
materials consisting of EIFS, smooth and rockface block, and metal. The- windows and detail will
wrap around the side of the building. However, given the size of the building, the majority of the
material will be pre-cast tip-up, which conforms to City Code. Staff is requesting that the
.applicant construct a sidewalk from the parking lots along the building to the entrances of the
..building. .
Access is being proposed at two locations on Lot 2, approximately 300 feet apart. As part of the
development agreement for the plat, a stipulation will be included that requires a single curb cut
for access onto Lot 1 and the westerly access of Lot 2, to minimize curb cuts along Azurite
Street.
According to the building square footage, a total of 69 parking spaces are required per the
percentage of manufacturing/office within the proposed building. 67 spots are currently
-237-
