He also inquired whether there would be <br />a need for stop lights due to the density of the development. <br /> <br />Mr. Jankowski advised that the size of these lots are similar to those found in other urban areas of <br />Ramsey. He explained that these lots meet the City's 10,800 square foot minimum, and that side <br />yard setback requirements are 10 feet on the livable side of the house and 6 feet on the nonlivable <br />side. Regarding the increase in traffic, Mr. Jankowski agreed that the development will generate a <br />fair amount of traffic but he did not believe signalization would be warranted. He noted that it will <br />contribute to the need for signalization at some time in the furore if development in the area <br />continues. He advised that an impact fee ordinance is currently under consideration which will <br />allow for the collection of funds to address the needs of future transportation costs such as signals, <br />and said ordinance should be finalized within the next couple of months. He reiterated that the <br />roads at this time are well-designed to handle thc increase in traffic. <br /> <br />Mr. Menth inquired as to how the sewer and water would be brought into the area and who would <br />be assessed. <br /> <br />Mr. Jankowski explained that the tmnklines would be extended from the AEC Energy Park, and <br />that it would not go past any existing residential development; therefore, only the development <br />itself would be assessed for sewer and water. <br /> <br />Mr. Menth expressed concern that he would be assessed, being located across Ramsey Boulevard. <br /> <br />Mr. Jankowski assured Mr. Menth that he would not be assessed or required to hook up due to <br />this development. <br /> <br />Betsy O'Berry, 14726 Ramsey Boulevard - stated that although single family residential is <br />preferrable in this area, she objected to the proposed density. Although this density is allowed by <br />the City, she questioned whether lots of that size in this area are desirable. She realizes that the <br />expense of sower and water necessitates smaller lots, but not this small. <br /> <br />ADJOURNMENT <br /> <br />Motion by Commissioner Deemer and seconded by Commissioner Terry to adjourn the public <br />hearing. <br /> <br />Motion carried. Voting Yes: Chairperson Bawden, Commissioners Deemer, Terry, Holland, <br />LaDue, and Thom& Voting No: None.
