CASE <br /> <br />RIVEW OF SITE PLAN FOR BARKELA MANUFACTURING; <br /> CASE OF SHARP AND ASSOCIATES <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Sharp and Associates has been retained by Barkela Manufacturing to prepare a site plan for their <br />new office/manufacturing facility to be constructed in Business Park 95 3rd Addition on the north <br />side of McKinley Street, just east of the Automated EDM site. The following items are enclosed <br />for your information: <br /> <br />a) Site location map <br />b) Site plan <br /> <br />The site plan has been reviewed for compliance with City Code standards and has received <br />approval from the City of Ramsey Planning Commission and City Council. <br /> <br />Observations: <br /> <br />The proposed facility is 9,100 square feet in size. The following is a critique of the site plan as it <br />pertains to Section 2 of the Business Park 95 Covenants: <br /> <br />The exterior finish on the building is proposed to be a combination of rock and smooth face <br />concrete block with a pre-finished metal panel application to the top 1/3 of the structure, which is in <br />accordance with the covenants. <br /> <br />The total square footage of the proposed structure does not exceed the 35% lot coverage restriction <br />established in the covenants and City Code. The covenants restricts the aggregate impervious <br />surface (buildings and pavement) of the lot to 85% of the lot area. The area of the building and <br />paved surfaces totals approximately 25,244 square feet, which is equal to 41% of the lot. <br /> <br />Outdoor waste storage areas are required to be 100% screened. The site plan proposes a concrete <br />block enclosure with chain link gates retrofitted with colored slats. <br /> <br />In accordance with the covenants, all parking, loading, unloading and maneuvering areas will be <br />paved and finished with B-612 concrete curbing. <br /> <br />Recommendation: <br /> <br />The Ramsey City Council, Planning Commission and City Staffrecommend site plan approval as <br />proposed. <br /> <br />Board Action: <br /> <br />Motion to: <br />Approve/deny Sharp's site plan for the Barkela facility and direct City Staff to notify the <br />Applicant of said approval in writing. <br /> <br />Bus Pk 95: 8/22/96 <br /> <br /> <br />
