Zoning Administrator Frolik stated that only the north side is changed to mixed residential. We <br />would be short of residential at the rate we were going. <br /> <br />Councilmember Zimmerman reiterated he is concerned about the mix. <br /> <br />Ms. Frolik stated that we were trying to address the shortage of residential in the MUSA. That <br />was almost depleted. <br /> <br />Councilmember Zimmerman commented that we still have residential not developed. <br /> <br />Ms. Frolik stated.there is not much left in the MUSA that's not proposed to be developed. <br /> <br />Mr. Schroeder stated that the land that could be platted in the MUSA provides six years at the <br />current pace of 180 homes a year. At the end of six years, we will be out of residential space in the <br />MUSA. <br /> <br />Councilmember Zimmerman stated he understands that but at what point in time do we say we <br />need to bolster up our commercial/industrial area. I do not know if we should continue single <br />family at the expense of commercial/industrial. <br /> <br />Discussion ensued relating to using residential development for a buffer. <br /> <br />Ms. Frolik stated that what precipitated this agreement was the City saying we have too much <br />industrial property; to cut down on some of the commercial/industrial property. <br /> <br />Councilmember Peterson stated that if we want to, we could fill up the whole City with single <br />family. <br /> <br />Ms. Frolik commented that north of County Road #116 is single family and south of C.R. #116 is <br />commercial/industrial. <br /> <br />Councilmember Peterson inquired if we have had any interest expressed in the home occupation <br />lots. <br /> <br />Ms. Frolik responded there is one in there and three or four lots have sold but without the intent to <br />have a business in the back yard and added that the land is zoned PUD with covenants. <br /> <br />Mayor Hardin asked "what's the right mix, how long would it take to do some predictions, to <br />continue at the same rate and fill up the entire commercial area and would that tax base take care of <br />the City if no more commercial develops?" <br /> <br />Mr. Schroeder replied not long at all. <br /> <br />Mayor Hardin stated he would like to look at that again. We need to know what will support the <br />City 50 years from now. <br /> <br />Councilmember Beyer thought there would be enough commercial property for 100 years but the <br />City has been selling a lot. The City has a lot of amenities - the best of both worlds. We are <br />attractive to businesses. I thought it was that we would keep commercial over the residential. <br /> <br />Ms. Frolik stated that everyone agreed that it would be residential north of C.R. #116 - that #116 <br />would be the boundary. <br /> <br />Special City Council/Comp Plan/January 23, 1996 <br /> Page 2 of 5 <br /> <br /> <br />
