The approved site
plan was for an office-warehouse facility proposed to be 19,690 square feet in size. She explained
that subsequent to site plan approval, it was determined by Listul and Sharp Associates that,
because of certain building code requirements, constructing the paint room within the principal
building substantially increased the overall cost of the facility. Consequently, the applicants are
requesting a site plan amendment to house the painting operations in an accessory building on the
site. The applicants are proposing to construct a 30' x 70' accessory building. The addition does
not exceed the 35% lot coverage or the 30% of principal building size restrictions. The accessory
building will be in confom~ance with property line setbacks and will not encroach on the 60 foot

City Council/April 23, 1996
