Councilmember Hendriksen moved for the adoption of the following resolution: <br /> <br />RESOLUTION #02-03-083 <br /> <br />A RESOLUTION ADOPTING FINDINGS OF FACT #0604A RELATING TO A <br />REQUEST FOR A CONDITIONAL USE PERMIT TO ESTABLISH <br />MANUFACTURING ACTIVITIES IN THE B-3 HIGHWAY BUSINESS DISTRICT <br /> <br /> WHEREAS, Jensen Ventures L.P., hereinafter referred to as "Applicant", has properly <br />applied for a Conditional Use Permit to establish manufacturing activities in the B-3 Highway <br />Business District on the property legally described as follows: <br /> <br />Lot 1, Block 2, Riverside West, Anoka County, Minnesota. <br />(the "Subj ect Property") <br /> <br />NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF <br />RAMSEY, ANOKA COUNTY, STATE OF MINNESOTA, as follows: <br /> <br />That the Applicant appeared before the Planning Commission for a public hearing pursuant <br />to Section 9.03.04 of the Ramsey City Code on March 7, 2002 and that said public hearing <br />was properly advertised and that the minutes of said public hearing are hereby incorporated <br />by reference. <br /> <br />That the subject property is located in the B-3 Highway Business District and is <br />approximately 1.33 acres in size. <br /> <br />3. That the surrounding parcels are also zoned B-3 Highway Business. <br /> <br />That the Applicant is proposing to utilize an existing 11,500 square foot office/warehouse <br />facility. <br /> <br />5. That the Applicant is not proposing any outside storage on the subject property. <br /> <br />That Section 9.20.23 (B-3 Highway Business District) of the Ramsey City Code <br />establishes that offices are a permitted use and manufacturing activities require a <br />conditional use permit. <br /> <br />o <br /> <br />That the proposed building does not exceed the 35% lot coverage restriction in the B-3 <br />Highway Business District. <br /> <br />That the parking and maneuvering areas on the Subject Property are not in compliance with <br />City Code standards as the perimeter of the existing pavement is not finished with B6/12 <br />concrete curbing and further, the existing pavement is in a significantly deteriorated <br />condition. <br /> <br />o <br /> <br />That the proposed use will not be unduly dangerous or detrimental to persons residing or <br />working in the vicinity of the use, or to the public welfare. <br /> <br /> <br />
